Are you Real Estate Investors?Yes, we are Real Estate investors and we buy and sell many properties for our own portfolio. However, since we cannot purchase all the exceptional properties we identify, we work with other investors who benefit from our knowledge and extensive research. What separates the Geiger Gould team from other Realtors?Our knowledge, we understand the Real Estate Industry from the Sellers, Buyers, and Investors point of view. We have a proven track record of recruiting in the real estate industry, which makes us uniquely qualified. Do you only work with Investors?No, we work with many Sellers who are selling their homes regardless if they are downsizing or upsizing. We also work with Buyers who want to downsize or upsize. What type of experience do you have in Real Estate?In addition to being Licensed Realtors, we have been investing in Real Estate for over 20 years. How do I get started with investing in Real Estate?We have a business model that allows each individual to take a self evaluation test. This simple process will help you identify your financial objectives along with your personal goals for financial freedom and building your own portfolio and objectives. What services do you provide for the "Seasoned Investor"?We have an extensive background in Research, Financial evaluations, Business planning, Real Estate Construction and Real Estate Recruitment.This formula allows us to do extensive "Research" and find properties of exceptional value and present these opportunities to the Investor looking to add to their portfolio. We can "assign the contract", "wholesale quickly to you", or you can buy and flip. We spend our time and resources identifying key properties and will continue to focus our time on building a successful company and mutually beneficial relationships. Since we are Realtors and Investors we can "Walk and Talk" the same language??. Do you handle the "Wholesaling" of Properties?Yes, we are in a unique position to Wholesale properties to Investors. We have extensive Research, Recruitment, Real Estate and Real Estate Investment experience. We preview the listings, we know the neighborhoods, we understand the complexities, market conditions, appropriate pricing and when to move quickly? What if I need to sell my home fast?There are usually several options. We would evaluate the condition of your home, repairs, liens, and the specific situation and see if we could purchase the property directly from you for cash. This would be "AS IS" and you would no longer have any liabilities or expenses. We can also utilize our extensive Realtor and Investor network and see if we can find another buyer quickly. What if I want to sell my home for top dollar?Of course the first step is do you need to sell? Can you wait out the markets? Do you have unique features, quality upgrades, location or another redeeming feature that will allow you to get top dollar. Just because you want top dollar does not mean you are being realistic. We would work closely with you to evaluate the property and determine the appropriate and realistic pricing. How do you market your properties?We spend 100% of our time in Real Estate. We put money back into our business every month and use the latest Internet and Marketing Syndication available. In addition to the latest technology available we also utilize the standard and very reliable forms of advertising such as Yard Signs, MLS access, Staging, and local advertising. We put time and money into each property we market. We also utilize our "Proprietary Database" to reach out to a large volume of people to network with. We utilize our expertise in Research and Marketing to gain the most exposure. We are successful Entrepreneurs and know how to market and gain exposure. You will benefit from our experience and expertise. Do I have to sign a contract or an Exclusive Listing?All listings are a Far/Bar written contract that you can cancel at any time. Before we would enter into any agreement we would determine many factors such as a realistic price, staging the home, availability to show property, and compatibility. This is a mutually beneficial relationship and must be a win-win situation for all parties. We do not want to waste each other's valuable time. We spend money marketing your property and we have a check list to ensure efficient and effective use of time ?resources. Do you handle distressed properties or distressed situations?Yes, we are experienced in dealing with stressful situations. We are certified as CDPE (Certified Distressed Property Experts) so we can assist you with "Short Sales/Pre-Foreclosures". We also are very experienced working with the complexities of "Probate/Estate", "Tax Delinquent Properties", "Code Violations", "Divorce","Bankrupticies" and other stress related situations. We are passionate about the Real Estate Industry and understand that there are situations in everyone's lives that can affect the ownership of Real Estate. We do not pass judgment; we are professionals and experts in assisting you and/or your family back onto a track that is beneficial for your future. Do you handle Probate/Estate Properties?Yes, we understand that you may be the Personal Representative/Executor and need to make decisions, write checks, and deal with the responsibility of disposing of the property. You may live out of state; the property usually has expenses attached to it like taxes, insurance, maintance, Homeowners Association, Repairs, Upgrades, etc. Most Probate/Estate Sale situations are handled in one of two ways.To sell quickly, you price it right and it is sold to an investor who will take care of liens/taxes/insurance/repairs/HOA, etc. If you have more time and money to hold the property, we could help you get the property "staged" for the MLS and Retail Markets. How do I prepare the property to sell in this marketplace?We have a checklist of recommended points to "Stage" your property for resale. This is a proven formula for results, the more you follow the formula the faster you will sell the property and the more money you will make. We do not take listings of properties from sellers who will not either "Stage" their property for fast results or lower the price due to the condition of the property. We are Realtors and we are Investors and we Stage every piece of property we own and recommend you do the same. We will guide you through the complexities of selling your property in the most efficient and effective process possible.
